A buyer-paid tax for recording the mortgage, only in New York City: 1.8% of the loan under $500,000 and 1.925% at $500,000 or more. On a $400,000 loan that is $7,200. Outside NYC the city portion does not apply.

What is the New York mansion tax?

A one-time buyer tax on purchases of $1 million or more. It starts at 1% of the full price and in NYC scales up to 3.9% for $25M+ purchases. A $1.2M Brooklyn purchase pays $12,000. Under $1M you pay nothing.
